Just 15 km from the city of volterra. the farm is situated in a very good location because in 40 km it is possible to reach the airport of pisa, moreover in a short time it is possible to reach the most important centre of the tuscany such as lucca, pisa, florence and san gimignano. it is only 25 km distant from the seaside and from famous sea-centres such as castagneto carducci, bolgheri and so on. moreover the first amenties are only 3 km distant from the farm. the area, where the farm is situated, is very interesting because the land ( which belongs to the property) is denominated d.o.c. : high quality land, and near the farm it is possible to find other farms that produce very famous and international wine.the farm has been restored in the year 2001 , because the building made in stones was really in bad conditions and shapes. the owners have renovated the main building turn it into a living/private and they have built also a cellar and a room for the selling of wine and oil.

the whole farm is born with the purpose to realize a cellar for the selling and production of a high quality of wine , for this reason the owners have restored and recovered an underground volume , realizing a cellar of 425 square meters. the cellar comprises: a room for the production of wine: 200 sm ; a room for the exposure of wine in bottles about 17,60 sm ; a room for the exposure and the selling of wine about 17,34 sm, offices of 17,34 sm ; bathroom of 10,20 sm; store- room 36,63 sm ; open gallery and a utility room for the accessories and materials of 51,06 sm. in the upper part of the cellar there is a store-room with a covering with pantiles and flat roof tiles, about 115 sm used as deposit of materials and accessories.
land
the total surface of the farm is 24 ha which comprise:
9,8 ha of wine yard ( denominated d.o.c. ;montescudaio)
1 ha of olive groove , 13 ha of pasture and 0,5 ha of wood.
the land is in good conditions
the wines produced are: petit verdot ; cabernet; syrah; san giovese and amigne.
the wine yard ( well and carefully planted) has been planted in the year 2004 and the other part for the production of white-wine has been planted in the year 2006.
near the property there are other 350 ha of farm land that can be purchased ( the increase the surface of the property) separately.
every year 80.000 bottles of high quality of wine are produced especially for the closeness to bolgheri and castagneto carducci.
anyway every year it is possible to produce 120.000 bottles of a medium quality of wine
