Located at the heart of the Tuscan, Umbrian, and Marchegian Appennines, in a wild and unspoiled land composed of oak and beech forests, streams of crystalline waters, and lands carved by peculiar erosion patterns. The valley and the area of the Alpe della Luna are characterized by a wild natural habitat where it is possible to set off on mountainous trails and mule tracks, to take in beautiful vistas of the Appenine slopes, or to cross pastures and forests of fir trees.

The possibilities to delight in these pathways of nature are many: by foot along the well-traveled and well-marked trails that are indicated on the I.G.M. map, or by horseback or on mountain-bike, which allows one to rest or spend the night at the various pastoral bed and breakfasts in the area.

The G.E.A. Pathway (Grand Appenine Excursion) begins in the immediate vicinity and beginning in the Bocca Trabaria continues, crossing the spine of the Appenines, all the way to Liguria. In the segment that falls in high valley, the G.E.A. Path runs directly along the ridge at elevations higher than 1100 meters above sea level, offering suggestive scenes towards the Tirenian and Adriatic.

The property is located in a town , in a valley close to Pesaro-Urbino province. This area lies precisely at the border between Marche, Umbria and Tuscany. The Guinza Tunnel is already under construction, which would connect the valley  with Arezzo, Siena and Florence. Is located near many of the major cities of fine arts in central Italy:

The village  make up a ancient rural centre of medieval origin. The two villages have never been subject to modern development and maintain there original form and characteristics and as a consequence many precious architectural details have been preserved. The buildings are constructed using sandstone blocks with trimmed and faced blocks walls fitting at the corners, windows, doors and internal chimney breasts. The roofs are supported by original wooden beams many covered with their original stone slabs tiles.

In the ancient centre in the south of the village it is still easy to see the remains of  a medieval castle, outside the centre there are the characteristic outbuildings, barns, typical found around the peasant dwellings. In the north an old tower dovecote can be seen attesting to the attractive variety of the local architecture.

From this vantage point it is possible to enjoy a view over the surrounding valley with colours changing as the seasons pass: the heat of golden summer yellow of wheat and sunflowers, the perfume of the multicoloured spring flowers, the intense red of the autumn leaves, the mystical white of fresh snow picking out the valley contours.

The surrounding landscape is can be divided in two parts; one half gentle slopes to the valley bottom, the other half the first foothills of the Apennines.

A single road winds its way through this landscape for a few kilometres in the bottom of the valley starting from the nearby town.

The borgo have been inhabited by local people from ancient times until the 1960’s when the last peasant farmers decided to move to the nearby villages in order to be less isolated and take up other work. This abandonment together with recent  habitation has meant that the buildings in these villages have maintained there original qualities in the structure and materials with which they are constructed even though there use  has change throughout the centuries depending on the needs of the people at the time.

From an architectural point of view, the buildings are typical rural appenine structures of medieval origin, (the old tower-aviary is still quite visible) constructed with blocks of sandstone. Throughout its history, it has never been subject to alterations that might have ruined its original characteristics and hence many precious details remain that would otherwise have been lost. 

From a planning point of view, in the P.R.G. it is indicated as a residential conglomeration of historic value which presupposes that any interventions of restoration or rehabilitation will require a Piano Particolareggiato or Piano di Recupero of private initiative. The use designations recommended by the Town Administration are:

-         Turistic

-         Residential

-         Commercial

The collapsed volumes of the two borghi/ Towns for a total of around 4000 sqm. (3100 sqm. and 900 sqm), although in part no longer visible, may be reconstructed as indicated in the land register, which would envision a completed complex that maintains the architectural characteristics of the context in which it resides. Is also possible the construction of new volumes, to be used as  service buildings. In the immediate vicinity is the public water supply which would need simple restoration, and the electrical lines which already arrive at the village.

In addressing the external improvements, the potential exists for both surface and below-grade parking, as well as a swimming pool and other outdoor recreational areas.
We have worked out a possible project within which the existing structure would be restored in a manner seeking to maintain its unique architectural character while incorporating the new tourism-related functions.
In the oldest part of the complex where one can still see the medieval fragments, the project envisions a hotel and restaurant. In the stone houses and tower-aviary which are located along the ridge of the hillside, the project will create apartments of various sizes which will include private gardens. The stables and other smaller existing structures which are located in the landscape surrounding the hamlet will become individual houses, each with its own private garden.
In the surrounding lands, roughly 15 hectares, the project envisions a series of open-air diversions: a swimming pool and bath house, playground equipment for children, tennis courts and potentially other athletic facilities, stables for horses, a picnic area alongside the stream, walking paths set within the landscape, and the other small service buildings.
The small structure at the edge of the property will become the reception and administrative offices, and parking facilities will be created adjacent to the reception.
The small hamlet is also projected to contain tourism-related functions, with apartments and stand-alone houses with gardens and a pool facilities. The two settlements will be connected with a walking path.
