R.E.G COSTRUZIONI, a division of Properties Around Italy (PAI), assists clients who have purchased an unrestored property in Italy through PAI by managing the complete package of planning, estimates, and building works through to completion. Our professional teams of contractors and technicians are available to make your project right for you. Our English-speaking staff is there to assist clients not only through purchase but the renovation process as well. This is achieved by keeping clients informed at all times as to the progress of the renovation by use of electronic mail, digital photographs and written reports to enable the purchaser to follow on a step by step basis the progress of their property, no matter where in the world they happen to be.
Properties Around Italy believes that your purchase and renovation should go as smoothly as possible, in order that your Italian dream does not become your Italian nightmare. We are there to assist you every step of the way, from obtaining your Codice Fiscale to handing over the keys to your totally renovated new home. Even after this we have a maintenance package which you can take on for a minimal annual fee so that we attend to your property when you are not here.

They have built up a strong network of accredited architects, geometras, builders, electricians, and plumbing / pool-engineering contractors. The combination of our own internal property sales, restoration, holiday-rental and ground maintenance divisions makes it easy to see why we have won awards such as “The Best Renovation Award” at the Homes Overseas Awards in February 2005.
Apart from the pure air, temperate weather and beautiful countryside, one of the main reasons people wish to purchase property or holiday in Italy, is its friendly and hospitable people.
The Italians have such a laid back approach to life; the time taken over a meal is the time the rest of the world has perhaps worked a morning shift. They pay such attention to unnecessary details of life, whilst the main problems of life seem to pass them by. Italians have a passion for food, football and women (not necessarily in that order). They have a passion for life that no other country has, this is the delightful reputation of the Italians. Sometimes it is hard to believe that the Italian sitting watching the world go by can possibly be the same Italian one meets behind the wheel of a car. This is the other side of the Italian, the passion of the Ferrari team, which all Italians hold close to their hearts. Visitors and foreign residents alike could be fooled into thinking that these same drivers could in fact be in training for next years Grand Prix
With all this in mind, managing projects in Italy takes on cultural complexities that may not be evident in other parts of Europe or anywhere else in the world, for that matter. Therefore, from a client perspective, it does one good to remember these points and their implications throughout the restoration of their properties. PAI support its clients through this minefield. With the best will in the world, however, hiccups can arise and we ask only that you bear with us while we sort these out for you in the quickest and best way possible way for you and your property. Whilst we obviously set timescales for all projects, sometimes these timescales are outside the constructors and our control. As you will be told daily, THIS IS ITALY!!!!
Please note that when our clients decide to carry out renovations to properties purchased from us we offer the services of an architect and a builder, to obtain estimates and carry out the work to a completion stage. We have, as already stated, chosen these professionals due to their reputation and expertise and therefore we put our trust, and that of our clients, in their hands. However if you decide to employ your own architect or builder, or indeed carry out the renovation works yourself, please be aware that in the event you should decide to “go it alone” we can in no way be held responsible for the works or proposed works done on the property after the initial sale transaction is completed.
We are only too aware of the problems that exist in obtaining the necessary documentation (e.g. planning permissions, warrants, plans etc) and therefore, as we already have arrangements with architects/builders, etc, we are not involved in this work.
We are first and foremost in the business of selling property, and although we assist our own clients through the renovation process, we must stress that this is only when using our recommended partners. We cannot be held responsible, nor can our staff chase builders we do not know, and sometimes won’t even be able to find. Builders (by reputation, none more so than here in Italy) have a habit of vanishing into oblivion.
Estimates
First we establish with the client the works required to their property. We then liaise with the estimator who will prepare a detailed ‘Bill of Quantities’, which lists every item to be carried out. We shall then translate this estimate into English for your perusal.
As a great amount of time and effort goes into preparing and calculating the ‘Bill of Quantities’ for the client, to avoid any unforeseen or unexpected surprises, the estimate you shall receive will be the only one supplied by PAI. If, however, you wish to obtain a second estimate yourself, please feel free to do so.
The final price on the estimate supplied by us represents a market cost evaluation of the entire job and a relationship between cost of the renovation, quality and timescale, which in turn helps us to be stringent with contractors and builders from the onset, and which ultimately gives you a figure that does not radically deviate from the original.

R.E.G COSTRUZIONI works closely with the “geometra” to maintain the day-to-day working of the project and to foresee any issues as and when they arise thus maintaining a smooth operation throughout. Working in a hands-on manner to a high standard ensures that all works are carried out efficiently, legally and that they all meet the required technical standards of the area.
